The Thesis
I am not building a real estate company. I am engineering the sovereign liquidity and ownership infrastructure for the world’s largest asset class — the property market Savills valued at $393.3 trillion at the start of 2025, roughly four times global GDP and larger than global equities and debt combined. That market remains fragmented, illiquid, slow to transact, and constrained by jurisdictional friction. Programmable ownership, artificial intelligence, verifiable identity, and cross-border capital are converging to dissolve that friction for the first time in history. The Architecture
For four decades I have operated through four technological eras — Web1, Web2, Web3, and AI — as one operator across New York, San Francisco, Sydney, and five continents. I was a commercial internet pioneer through the NASDAQ era. That experience did not teach me to chase technologies. It taught me to recognize the difference between a technology and an infrastructure — between the thing that changes and the thing that remains.
Ownership is the oldest system humanity has. For most of history it has been recorded on paper, defended by jurisdiction, and transferred slowly, opaquely, and at enormous cost. The $393.3 trillion global property market is the largest store of wealth on Earth, yet it is the least liquid, the least programmable, and the least transparent asset class relative to its size. That is not a product gap. That is a structural condition — and structural conditions are the only things worth building infrastructure for.
Four forces are now converging simultaneously, and for the first time. Artificial intelligence can price, match, and settle at scale. Verifiable digital identity can make trust programmable rather than institutional. Blockchain and cryptographic timestamping can make provenance immutable and independently auditable. And sovereign capital is migrating across borders in search of jurisdictions and instruments built for the next century, not the last one. Each force alone is interesting. Together, they make programmable ownership inevitable.
